Mike is a humble servant leader who has over 30 years of experience in the private and public sectors in transportation, land use planning, entitlements, economic development and project implementation. Executive level management of agencies, programs and projects throughout California in the role of a working manager, gives Mike the unique  ability to develop hands-on solutions and manage resources for projects and programs both large and small.

Master planned communities, housing projects, transportation planning/funding, riverfront redevelopment, transit operations/planning, business recruitment/retention, port operations/planning are just of few of the areas Mike has successfully delivered solutions.  Mike developed and implemented multi-million dollar project, capital, impact fee and program budgets for all these types of  project and programs. 

Knowledge of Federal and state programs and requirements, including NEPA, CEQA, the Clean Air Act, and the Endangered Species Act, and state regulatory programs are critical to a project's success. Mike has successfully navigated projects of all types and sizes though early planning, preliminary engineering, environmental review, final engineering and construction.

Funding is critical to a project along its pathway to construction or implementation. Mike and teams he has led have successfully applied for and received infrastructure, program and operational funding from a wide range of state and federal agencies including the Federal Highway Administration, Federal Transit Administration, \nDepartment of Housing and Urban Development, California Transportation Commission, Caltrans, California Department of Housing and Community Development and many other grant programs over the course of his career.

Appropriate community input and support for projects are pivotal to their success.  Mike is a confident and experienced public speaker representing projects, agencies and programs throughout California.  Many communication methods including community workshops, interviews/earned media, video, social/streaming media and other channels  have been successfully and effectively implemented by Mike.
